HOW MUCH DEPOSIT IS REQUIRED AND IS IT REFUNDABLE? |

The deposit is a month’s rent (which varies dependent upon which property has been rented) per person. The deposit is refundable at the end of the tenancy subject to the condition of the property and provided all rents have been paid to date. |

ONCE MY DEPOSIT IS PAID WHAT HAPPENS TO IT? |

We use a company called the Deposit Protection Service (DPS) to hold deposits, once you have moved in we will send the deposit off to them (this is no cost to the tenant) and they will hold it for the remainder of the contract. Once the tenant has left the property we will request the deposit to be returned to them, this can take up to 6 weeks, the DPS will contact them to arrange for the deposit to be returned. |

WHAT SECURITY SYSTEMS ARE IN PLACE ON THE ESTATE? |

There is a CCTV camera system in operation 24 hrs a day, all properties are fitted with alarms, all doors are fitted with 5 lever mortace locks which meet british safety standards. There are also security gates to the site, which are closed overnight, so entry is restricted to unauthorized visitors. All tenants are issued with a fob so they can get in and out of the estate. |

DOES THE RENTAL FEES INCLUDE ANY UTILITY BILLS? |

No bills are not included in the rental price, Tenants are responsible for their own bills you must register with the utility company the first day you move in. Students are exempt from council tax, but they are responsible for ensuring they register with Salford City Council. |

HOW DO WE PAY THE RENT? |

The rent is to be paid by Direct Debit a form will be given to you on the day you move in, you must return this within 7 days for us to arrange the direct debit. Cash will not be accepted into the office as we do not have the facilities. Card Payments can be accepted but these may incur an additional admin charge. |

WHO IS RESPONSIBLE FOR THE PROPERTY AND THE RENT PAYMENTS? |

All tenants who sign the tenancy agreement are jointly responsible and jointly liable for the rent payments and the care of the property for the period stated on the contract. |
